Welp, that didn't last long.

We listed this immaculate 3BDRM/2BA tremendous townhome on Thursday afternoon, we got an immediate showing request. It was late in the evening though, so I didn't think too much about it. However, the agent sounded like she was in a hurry to see it, and arrived super early for that showing appointment.

The next morning, I woke up to a sight unseen offer--from a different agent.

"Huh," I wondered. "Why would buyers make an offer so quickly, without even seeing it?"

*Actual picture of the author thinking.

*Before I could answer that, my phone started ringing off the hook. How soon can we get in? Can we get the Marketing Package? How soon can we close? Did you get our offer?

During the course of the day, many more offers appeared--and all of 'em were as strong and as contractually clean as possible.

The sellers and I were surprised at the intensity--what about all those talking heads that say the market is tanking? The "sky-high" interest rates? The so-called "buyer's market" and glut of homes that's supposedly happening?

Ain't a-none a-that-happenin' here.

At all.

Turns out, the home's immaculate condition--coupled with low inventory in the Indianapolis housing market--is fueling intense demand.

I mean, check the stats:

So, we here at Miriam Odegard Homes are big on evidence, what with us being in an advisory role to our clients and all.

Sure, them talking heads can flap their gums all they want, but GIVE. US. EVIDENCE

Either the market is tanking or it's thriving--which is it?

Welp, the evidence--both anecdotal and definitive--shows that demand is robust, at least here in the Indy Metro Area.

If this is any indication of what our spring market is going to be like, I have two words for you:

Buckle Up.

With Evidentiary Gratitude,

Miriam
